Overview

Southern Crossroads is a proposed residential/commercial real estate development. The site is comprised of +/- 72 acres with a mix of high density residential, business roadside and industrially zoned land in Baltimore County. The site was put on the market in 2018 by the Sisters of the Good Shepherd and was sold in 2019 for $7.5 million to 4100 Maple, LLC and SCLN, LLC, under local developer Mark Levy, president of H&H Rock Companies of Elkridge, MD. The property consists of the following features:

  • +/- 48 acres of land zoned DR 5.5 (5.5 units per acre)

  • +/- 12 acres of land zoned BR (Business Roadside)

  • +/- 12 acres of land zoned ML (Manufacturing Light)

  • The site is bordered by I-95, I-695, and Route 1 allowing access to both the Baltimore and Washington, DC markets.

  • 1 Mile from the Halethorpe MARC Train Station.

  • Site is in close proximity to I-895, I-295, and the BWI Airport.


Proposed Plans

A preliminary concept plan was submitted to Baltimore County by the developer. The project proposes a townhouse development of 196 units with 71 single-car garage units and 125 double-car garage units, dog park, a gas station/convenience store, and a 116 unit hotel along Washington Boulevard (Route 1) on the approximately +/- 72 acres of land. A primary entrance way into the new development off of Route 1 is also proposed. The existing street into the site (Maple Avenue) would also remain as an entry point. The existing buildings on the site, once associated with a school and treatment facility center for adolescents owned by the House of Good Shepherd, are to be razed to accommodate the proposed development. An existing water tower appears to be the only structure proposed to remain on the site.
